Tri-Cities Luxury Home Market Surges With Strong April Sales Activity

The Tri-Cities luxury housing market saw a major jump in April, with nine home sales closing at $1 million or more across the region. That marked a sharp increase from March, which recorded just three luxury sales, and from April 2025, when only one property crossed the million-dollar threshold. The sudden rise in high-end closings points to renewed strength in the upper tier of the Northeast Tennessee housing market and suggests that buyer demand for premium properties remains active heading into the spring season.

Luxury Sales Volume Rebounded Strongly in April

April’s top luxury sale was a Blountville property that closed for $1,614,000. The 7,731-square-foot home, located in Fairway Estates near the Tri-Cities Golf Course, featured five bedrooms, five full baths, two half baths, a gated entrance, a pool, guest house, five garage bays, and 2,800 square feet of unfinished space. It set the pace for a month that showed much deeper luxury activity than the region posted a year earlier.

Across the nine $1 million-plus sales, the average sold price came in at $1,355,556, while the median price reached $1,316,000. Compared to April 2025, when the only luxury sale closed at $1,200,000, the market showed both stronger volume and higher pricing. These numbers suggest that the Tri-Cities luxury segment is not limited to isolated one-off transactions. Instead, it is showing broader participation across multiple communities and property types.

Johnson City led all markets with four luxury sales, accounting for 44% of the month’s total activity. Other million-dollar closings were recorded in Blountville, Chuckey, Gray, Greeneville, and Roan Mountain. That geographic spread highlights the diversity of the region’s luxury inventory, from in-town executive homes to rural estates with acreage and privacy.

Johnson City’s Market Depth Helped Drive the Numbers

Johnson City posted the highest number of luxury sales in April, but it also recorded the lowest average sold price among the cities represented. That is not a contradiction. It is a reflection of market depth. When a city has more luxury inventory across a wider price range, it tends to generate more transactions, including homes closer to the $1 million entry point.

By comparison, the single-sale markets all posted average prices above $1.1 million, with several exceeding $1.5 million. Those homes often reflect a premium tied to unique features such as large acreage, mountain settings, or custom estate-level construction outside the metro core. This helps explain why some smaller communities can produce higher individual sale prices even when overall transaction volume is lower.

The April results suggest that Johnson City remains the most active center of the local luxury market, while the surrounding communities continue to attract buyers looking for more distinctive, high-end properties.

Days on Market Reveals a Two-Speed Luxury Market

One of the more important details in April’s report is the average days on market, which came in at 144 days. On the surface, that may seem high, but the number tells a more detailed story. Conventional luxury homes in markets like Johnson City and Blountville sold much faster, often moving in 40 to 84 days. Rural and acreage-heavy properties took significantly longer.

For example, the Roan Mountain property with 83 acres sat on the market for 357 days, while a Greeneville luxury listing on 8.7 acres took 258 days to sell. That difference reflects property type more than market weakness. Acreage homes naturally appeal to a smaller buyer pool, which can extend the time needed to secure the right buyer.

Overall, April’s numbers show that the Tri-Cities luxury market is gaining momentum, but timing still depends heavily on location, acreage, and property style. For sellers, that makes strategic pricing and realistic expectations especially important in the high-end segment.
